I grew up all over the Greater Sacramento area, so the local knowledge is lived, not researched. My practice is built around listings: pricing strategy, comp analysis, and the net proceeds math that tells you what you will actually walk away with.
Your best interest comes first with me, even when it is not what is best for me. If the honest answer is that your best move is to wait, or that a price is too high, you will hear it from me first.

How I Work
Four steps to a price you can defend.
No number gets asserted on this website or in a listing pitch. The number gets earned, in this order.
I see what buyers will see.
Condition, layout, light, and the things photos hide. That walk tells me which comparable sales are honest matches and which ones only flatter.
You see every comp I see.
We go through the comparable sales together, and I show you why each one counts or does not. When you understand the evidence, the price stops feeling like a guess.
A defensible number you own.
Not my number, ours. You will be able to explain it in one sentence and hold your ground when an offer comes in low.
Overpricing has a price.
An overpriced home sits. Buyers watch the days add up and offer less, not more. We price to sell once, because the first weeks of a listing are the ones that pay.

Expired or Canceled Listing
The second attempt is the one that has to work.
When a home sits, the market is saying something specific. My job is to translate it. We find out what buyers saw, what the showings and feedback were telling you, and what has to change. Then we go back out with an honest price and a real plan.
What did buyers actually see?
Photos, description, showing access, online placement, and how your home stacked up against everything else for sale at the same time.
What was the market saying?
Showings without offers usually mean the price is doing the talking. We separate real market feedback from noise, with the comps on the table.
What changes this time?
A relaunch only works if something material changes. You get a written plan: the price, the preparation, the positioning, and what we do at each week mark.
If the numbers say your best move is to wait, I will tell you that too, even when the honest answer costs me a listing.
