What It Costs
The sticker price is not the whole cost.
Six things every buyer signs off on, explained the way I explain them in person: the fact first, then what it means for you.
The price is not the payment.
Principal, interest, property taxes, insurance, and any HOA dues combine into the real monthly number. We build that number first, because it tells you what you can comfortably carry better than any approval letter.
The down payment is not the only check.
Lender fees, escrow and title charges, and prepaid taxes and insurance come due at closing. You will see the full cash-to-close picture before you write an offer, so the closing table holds no surprises.
A lender you can trust, explained by me.
I am not your loan officer, and I will not pretend to be one. I connect you with a trusted local lender, and when the numbers come back, we go through them together until every line makes sense to you.
An inspection is not pass or fail.
It is how you find out what you are actually buying before you own it. The report tells us what to accept, what to negotiate, and what should end the deal.
Contingencies are your exits.
Inspection, appraisal, and financing contingencies let you leave the deal with your deposit if something material goes wrong. Before you waive any of them, you will know exactly what protection you are giving up.
An offer is a contract with deadlines.
Deposit, timelines, what stays with the house, who pays for what: each term commits you to something. You will know what each one means before your name goes on it.
Your First Home
Nobody is born knowing this process.
Every question is fair game here, including the ones that feel too basic to say out loud. Those are usually the best ones.
We build the plan at your pace: what you can comfortably afford, which neighborhoods fit how you actually live, and what each step means before it happens. At every decision point you get the options and the trade-offs, and the decision stays yours.
That is how I work with every client. Your first home just means we take nothing for granted.
Protection
Someone watching for what goes wrong.
A home purchase moves more money than most people ever send at once, on deadlines, between strangers. That combination attracts fraud, and buyers are its favorite target.
The one to know about is wire fraud. It usually arrives as a convincing email with new wiring instructions shortly before closing, and money wired to the wrong account rarely comes back. So we set one rule early and keep it: wiring instructions get verified by phone, at a number you already know is real, every single time.
I also watch the quieter problems: pressure to decide faster than the facts support, terms that commit you to more than they appear to, and circumstances around a deal that do not add up. I have seen the failure modes. Part of my job is standing between you and them.
How a Purchase Runs
Five stages. You decide at every one.
Start with the money.
If you are financing, the first call is to a lender, and I will connect you with one you can trust. If you are buying cash, we get the funds documented and ready. Either way, you will know your real budget before we look at a single home.
Find the real fit.
With your budget set, we define the neighborhoods that match how you live, then look at homes with that lens. If you are relocating to the Sacramento area and the city names mean nothing to you yet, that is fine. Buyers moving from the Bay Area often start with Granite Bay or Roseville and discover the rest of the region from there. I grew up here, and matching people to the right corner of this region is part of the job. I bring the data on every house. You decide which ones are worth pursuing.
Write it with open eyes.
I pull the comps and lay out the terms, with what each one commits you to. You set the price and the limits. Then I write the offer and negotiate it.
Learn what you are buying.
I schedule the inspections, translate the reports into plain language, and negotiate repairs or credits. You decide what is acceptable and what ends the deal.
Cross the line informed.
I track every deadline, keep the paperwork moving, and flag anything that needs a decision from you. You sign when everything checks out, and you get the keys.
